Not transferable

This course is a prerequisite for students planning to take the California Salesperson Licensing Exam. It presents a comprehensive study and analysis of California law as applied to the most common legal issues arising from real estate practices and transactions. This course introduces students to the essential legal documents involved real estate sales, purchases, and financing transactions. Course content includes a survey of property law, contract law, agency law, financing devices, and consumer protection law. This course further explores discriminatory real estate practices and the state and federal fair housing laws most relevant to the work of California real estate professionals. While analyzing the real estate industry's connection to current patterns of persistent wealth inequality, students critically examine how banks, insurance companies, lawmakers, and the real estate industry historically implemented policies and practices—such as redlining and steering—to define and sustain a state-sponsored system based on racial and ethnic segregation. Students are encouraged to understand and assess the value of adopting an anti-racist professional approach in their practice. Interactive role-plays and other practice-based activities emphasize the legal and ethical responsibility that California real estate practitioners must bear to confront the legacy of social and economic inequities caused by policies and practices once widely accepted in the real estate industry.
